A REAL VIBEHOUSING PROJECT

Nardo: reclaiming space for living

A home with four rented bedrooms and no living room was reorganised into three bedrooms with a living room and terrace. Shared space became central to the project.

THE DECISION

Giving shared living a space of its own

The original layout prioritised bedrooms. The work reclaimed a living area with a terrace and left three bedrooms, so that relaxing or spending time together would not depend solely on each resident’s private space.

The case brings together two decisions worth considering jointly: how the floor area is divided and how each room is prepared. At Nardo, reclaiming the living room and updating the presentation formed part of the same proposal for the home.

BEFORE AND AFTER

TWO PERSPECTIVES ON THE SAME HOME

What this decision offers each party

For the owner

The number of bedrooms is not the only consideration when preparing a rental. The layout and shared areas also define the accommodation offered and the tasks needed to maintain it. The project aimed for a more carefully prepared home and smoother management.

For the people living in the home

The bedrooms retain private space, while the living room allows residents to spend time together outside their rooms. At Nardo, reclaiming this shared area gave shared living more space. The intention was to support comfortable living together while respecting individual space.

TO EXPLORE YOUR OWN CASE

What to review in your own property

Each property requires an assessment of its layout, condition and use. To prepare for that conversation, consider:

  • Spaces and uses

Which rooms are private, which are shared and how they will be used day to day.

  • Condition and preparation

What needs updating and which furnishings or presentation could suit the property.

  • Scope of management

Which tasks you want to delegate, which decisions to retain and how the terms will be defined.
